It’s a more common scenario than most people think—a homeowner has the perfect opportunity to refinance or sell only to discover an old lien on his property. To make matters worse, the lien is from a mortgage company that’s since gone out of business. In an already hot seller’s market, coupled with the April-July buying season, where historically more than 40% of a year’s housing transactions take place, homebuyers want and need to be able to avoid costly delays at closing. I started the company in 2006 and was joined by Kerry Kimball just a few years ago. Over the years, we have grown from only three employees to 16. As a team, we are especially focused on client care and individualized service. We always strive to go above and beyond for clients, and our ultimate goal is to make closings as seamless as possible.
2. Why did you choose to work with reQuire?
reQuire was highly recommended to us from another company, and we had gotten to the point where we knew we needed help, especially with discharge (release) tracking. The amount of work was becoming unmanageable for us. We realized we could either pay an employee or a specialized service to handle it for us. It’s been a huge asset to know if we need something reQuire is only an email or phone call away, and they are always right on top of any issues we encounter.
3. reQuire helped cure 17 titles for your team in one month. How does this translate to in-house savings for your team?
Curing that many titles for our team would be so time-prohibitive. We essentially save a full-time employee having to chase these down. Not to mention that reQuire’s rolodex of business is truly invaluable. If we had to do this in-house, we couldn’t leverage those relationships and would spend a lot of time being given the runaround because we don’t have the proper contacts. It would be frustrating at best! Not having to deal with that directly and having reQuire take on the heavy lifting makes a huge difference.
4. How has using reQuire’s Release Tracking proved beneficial to your company both short term and long term?
If we have immediate issues come up that we can’t solve, we know we can reach out to reQuire for a quick resolution. Plus, if other title companies call us and flag issues, they are immediately set at ease once we say we work with reQuire. Clients and title companies alike know reQuire’s reputation. Having that added assurance that the closing won’t have to be delayed for 30, 60 or 90 days puts all parties at ease.
5. What would you say to other title companies about your experience using reQuire’s services?
The experience has been great, and the process is truly seamless. reQuire is even integrated with the e-closing title production platform, which makes entering orders quick and easy. Even when we do get asked for follow-up documents, it doesn’t have to become a huge headache. I’d definitely say partnering with reQuire has been an asset to our company and a great time-saver.
6. Is there anything else you’d like to share about your experience with reQuire?
You guys have great customer service! Everyone I work with is very accommodating and kind. Never do I get on the phone for support and have a bad interaction. Having customer service that “gets it” is great.
